A median on nine sales is a rumor.

Adams Morgan's annual change nearly doubled in a week with no closings there. What a thin sample says, what a deep one says, and what I would do with both.

The week in one scene

Adams Morgan's annual price change went from down 20.7% to down 39.9% this week, and not one house closed there. The median fell from $1,018,500 to $812,000 because the sample changed and the neighborhood did not. Foggy Bottom did the same on five sales, dropping from $1.12M to $920,000 after 6 Snows Ct NW closed at $710,000 in 77 days. Capitol Hill closed eight houses, from $589,000 to $1,650,000, and its median stayed at $1.1M. Depth is what lets a number say something. Nine sales say little. A base of 298 says a great deal.

What moved, and why

Adams Morgan: Down 39.9% year over year on nine sales, and nothing traded

No Adams Morgan house closed this week, so there is no address to point to. The median still fell from $1,018,500 to $812,000, and the clock stretched from 27 days to 34, because the sample shrank to nine sales. Two houses are active. A median on nine sales describes nine houses that closed in the past year, none of them this week. Read the figure as a count of what sold, not a price for the neighborhood.

Foggy Bottom: Down 17.6% to $920K on five sales, from one closing

6 Snows Ct NW closed at $710,000 after 77 days, 94.7% of its $749,999 ask. It was the only Foggy Bottom sale of the week, and it pulled the median from $1,116,000 to $920,000 because five sales is all the median has to work with. The house is 648 square feet and sold at $1,096 a foot, above the neighborhood median of $929. One small house moved the number. The neighborhood stayed where it was.

Dupont Circle: Flat at $1.80M on 60 sales, and the clock eased to 15 days

Two Dupont Circle houses closed and the median held at $1,796,400. 1819 Riggs Pl NW sold for $2,135,625 in 12 days, 90.0% of its $2,374,000 ask, the highest price in the city this week. 1715 15th St NW #22 sold at its $699,000 ask in 14 days. A 10% discount on the top sale did not move a median built on 60 sales. Sixty is deep enough to absorb it, which is the opposite of Adams Morgan.

Kalorama Heights: Clock down from 32 to 18 days on 25 sales

2407 20th St NW #1096, a condo, sold for $1,000,000 in 2 days at 100.0% of its $999,999 ask, and the median clock dropped 14 days. The annual decline of 21.6% did not change, and the median price held at $2.6M. A two-day condo sale says little about the large houses that set that median. Active listings fell from 8 to 6. Watch the six houses still for sale, not the clock.

Capitol Hill: Flat at $1.10M on 298 sales, with eight closings this week

Five of the eight closed in 7 days or fewer. 1302 A St SE took 3 days and closed at $1,625,000, 101.9% of its $1,595,000 ask. Then 1348 South Carolina Ave SE took 34 days and closed at $1,032,444, 86.8% of its $1,190,000 ask. Eight sales spanning $589,000 to $1,650,000 changed nothing on a base of 298. The median did not move because a base that deep absorbs eight sales without noticing.

Row houses only, fee simple and condo, closed sales from BrightMLS. Median price, DOM, $/sqft and L2S are medians of the 12 months ending October 19, 2026. Sales is the number of closings in those 12 months. MoM compares the median to four weeks earlier; YoY to the prior 12 months. Greyed rows have fewer than 10 sales: a handful of houses, not a market.

Three sales that explain the week

427 10th St NE, Capitol Hill: $1,357,500, settled October 13. Four bedrooms, 1,757 square feet above grade, $773 a foot, built in 1917 and listed in excellent condition. Listed September 17 at $1,200,000, under contract by September 23, and sold at 113.1% of ask, the largest premium of the week. A $157,500 premium in 7 days. The ask was the opening of the bidding, and the bidding did the rest.

1530 9th St NW, Shaw: $700,000, settled October 16. Six bedrooms, 3,448 square feet, $203 a foot, a Federal house built in 1874 that the listing says needs complete renovation. Listed September 12, 2025 at $1,000,000 and sold after 398 days at 70.0% of ask, a $300,000 cut, the largest of the week. The condition of the house set the price. The first ask took 13 months to learn it.

529 Ingraham St NW, Brightwood Park: $380,000, settled October 13. Three bedrooms, 1,340 square feet above grade, $284 a foot. Listed July 7 at $575,000, then cut to $449,000. It sold after 40 days at 66.1% of the original, the lowest ratio of the week among houses in our 44 neighborhoods. The listing called it a fixer-upper sold as-is. The sale price is what a buyer paid for the work. The original ask priced the house after the work.

What I would do with this

When a neighborhood has fewer than 15 sales in a year, I do not quote its median to a client. I quote the closest comparable sales: the days, the ratio to ask, the condition. Adams Morgan's median fell $206,500 in a week with no closings, and that tells an Adams Morgan owner nothing about their house. 427 10th St NE sold $157,500 over ask in 7 days because its ask matched the block, and no median had a hand in it. I use the median for direction and the closings for price. A number is only as good as the sales behind it.
