How We Calculate $/sqft
$/sqft is calculated on above-grade finished square footage, the standard used by DC appraisers, MLS systems, and most market participants. Properties with finished below-grade space (English basements, rental units) carry that square footage as additive value, but appraisers typically apply a discount of 50 to 75 cents on the dollar relative to above-grade space. Blending the two into a single $/sqft figure would make a home with a finished basement look cheaper than it is and obscure the real comparison. When a property has significant finished below-grade square footage, both metrics are presented in context so you understand the full picture before the appraiser does.

Brian's Take
"Trinidad houses look alike from the street, and they do not sell alike. The shell is two stories of 1920s brick with a basement. What sets the price is what was done inside and when. A buyer who can read a scope of work and price it before offering has an edge here. A buyer who cannot will overrun the budget and the timeline. I compare each house with sales that match it on the lower level and the work done, never with the block's median. The house sets the price, not the street."

The Neighborhood
Trinidad, Washington DC: What You Are Buying Into
Trinidad is bounded by Florida Avenue to the south, West Virginia Avenue to the west, Mount Olivet Road to the north and Bladensburg Road to the east. The first two blocks north of Florida Avenue hold the older houses. Further north, flat porch-front row houses from the 1920s fill most blocks, and the northern edge was built out later. Trinidad is not a designated historic district, so exterior work does not go through historic preservation review. Condition varies house by house: some are fully renovated, some are unrenovated, and some are under construction.
The nearest Metro is NoMa-Gallaudet U on the Red Line, west past Gallaudet University. The H Street and Benning Road streetcar ran south of Trinidad until March 31, 2026; the D20 bus covers that route. Gallaudet University and Union Market are to the west. Ivy City is to the north. The National Arboretum's R Street gate is off Bladensburg Road, northeast of Trinidad.
Before You Offer
- ◆
Houses on one block can range from fully renovated to unrenovated, with some under construction. Ask what work is planned on the houses next door before you offer.
- ◆
The median Trinidad row house takes 42 days to sell, against 8 on Capitol Hill. A house that has sat gives the buyer room to negotiate.
- ◆
Trinidad is not a designated historic district, so exterior changes do not go through historic preservation review. Kingman Park and the Capitol Hill Historic District are designated, and there they do.
- ◆
The median sale is down 6.9% year-over-year. Renovated and unrenovated houses sell on the same block, so the median mixes both.
Market Position
What Drives Trinidad Prices
The median Trinidad sale is $577K, against $1.1M on Capitol Hill and $625K in Kingman Park. The houses are mostly two-story brick row houses with basements, and the condition of each one moves the price more than the block does.

The Houses
Know what the work inside a Trinidad house is worth
Trinidad row houses are close to identical. That is why two on one block can sell far apart.
DC lists about 1,200 row houses in Trinidad. About 1,175 are single-family houses, and the figures here are for them; the other 33 are recorded as converted to two units. More than half went up in the 1920s. Nine in ten are brick, and almost none rise to three stories. The typical house has about 1,300 square feet above ground and about 1,900 in total, on a lot of about 1,500 square feet. About six in seven have a basement, and three in four have finished it.
When the shells match, the shell does not set the price. The lower level and the age of the work inside do. A fourth bedroom in the basement is not the same as a fourth bedroom upstairs.
Here is what I do with that. I compare above-ground space first, then the lower level on its own: finished or not, ceiling height, a separate entrance. I ask the seller in writing what work was done and when, and the age of the roof and the HVAC. About 100 sold here in two years, so close matches exist.
When the houses match, the work inside them sets the price.

From the Record
- ●
The neighborhood takes its name from James Barry, a 19th-century land speculator who had lived on the island of Trinidad. The land passed to the Corcoran family, then to Columbian College, now George Washington University, and then to the Washington Brick Machine Company, which sold off parcels. The first houses, in southern Trinidad, went up in the late 19th century.

American League Park, home of the Washington Senators, stood at Florida Avenue and Trinidad Avenue NE from 1901 to 1904.
Frequently Asked
Trinidad Real Estate: Your Questions, Answered First
What is the median home price in Trinidad?
The median Trinidad sale is $577K, from BrightMLS. It mixes renovated and unrenovated houses, so a close comparison says more than the median. Compare the house with recent sales that match it on size, the lower level and the work done.
How long do Trinidad houses take to sell?
The median is 42 days on market, against 8 on Capitol Hill. Condition varies more here, and a house that needs work can sit while buyers price the project. A house that has sat leaves room to negotiate.
Should I buy a property under renovation in Trinidad?
Only with the scope, the budget and the contractor in writing. You are buying into someone else's project and its timeline. A finished house costs more and carries less risk. An earlier-stage house needs a scope of work and a contingency before you offer.
What is the difference between Trinidad and Capitol Hill?
Trinidad is north of Florida Avenue and is not a historic district. Most of Capitol Hill sits in the Capitol Hill Historic District, where exterior work goes through preservation review. Trinidad's median is $577K, against $1.1M on Capitol Hill, and Trinidad houses take 42 days to sell against 8.
