How We Calculate $/sqft
$/sqft is calculated on above-grade finished square footage, the standard used by DC appraisers, MLS systems, and most market participants. Properties with finished below-grade space (English basements, rental units) carry that square footage as additive value, but appraisers typically apply a discount of 50 to 75 cents on the dollar relative to above-grade space. Blending the two into a single $/sqft figure would make a home with a finished basement look cheaper than it is and obscure the real comparison. When a property has significant finished below-grade square footage, both metrics are presented in context so you understand the full picture before the appraiser does.

Brian's Take
"Petworth has more row houses than any neighborhood on the Georgia Avenue corridor, and that depth is its character. You have choice here, and you have time to walk a block before you decide. The Metro is at the southwest corner and Upshur Street is the main street. I compare a house to its near-twins on the same and nearby blocks, then check the basement before anything else. The work is block selection, because at this scale the blocks differ."

The Neighborhood
Petworth, Washington DC: What You Are Buying Into
Petworth is defined by scale. The public record lists about 3,500 row houses here, the most on the Georgia Avenue corridor, spread across a wide grid of blocks at different stages of renovation. Nine in ten went up in the 1910s and 1920s, and almost none rise past two stories. With that much alike, the price moves with the block, the basement and the renovation. In the record, Petworth runs from 14th Street and Arkansas Avenue on the west to North Capitol Street on the east. It runs from Spring Road and Rock Creek Church Road on the south to Emerson Street on the north.
Upshur Street is the commercial street, with shops and restaurants near Georgia Avenue and the Petworth Neighborhood Library at Georgia, Kansas and Upshur. The Petworth Community Market, a seasonal Saturday farmers market, sets up on 9th Street at Upshur. The Georgia Ave-Petworth Metro station sits at Georgia and New Hampshire Avenues, with buses on Georgia Avenue. At this scale Petworth is not one housing market. It is several, inside one boundary.
Before You Offer
- ◆
Scale means variation. Evaluate the block before you assume a price.
- ◆
The Metro station is at the southwest corner, at Georgia and New Hampshire Avenues, so the walk to it differs widely across the neighborhood. Time it from the house, not from the neighborhood name.
- ◆
Upshur Street holds the shops and restaurants. The Saturday market runs on 9th Street at Upshur from spring into fall.
- ◆
Every row house here has a basement, and three in four are finished. A basement is a legal rental unit only with a certificate of occupancy. For an investor that income is part of the price; for an owner it is part of the carrying cost math.
- ◆
Renovation is uneven from block to block. Some houses were fully redone by investors, others are close to original. Prices follow that pattern.
Market Position
What Drives Petworth Prices
The current median is $789K, at a median of 25 days on market and 96.8% of list price. That pace leaves time to see a house twice. It is a market with depth, not a shortage. Buyers have time to evaluate; sellers need the right price from day one.
Petworth's median is $789K at $512 a square foot. Columbia Heights is at $875K and $533. Park View is at $750K and $500. Petworth has more than twice the row houses of either, so a single block tells you more than the neighborhood figure.
The median house sells in 25 days. A house priced high shows it in its days on market within weeks.

Georgia Avenue NW
The main north-south corridor, with the Metro at New Hampshire Avenue and buses along its length. It is not the western edge: the record carries Petworth row houses west of it to 14th Street and Arkansas Avenue. The 44 row houses on Georgia itself sit among storefronts.
Shepherd Street NW
An east-west street across the full width of Petworth, from the 300 block to the 1400 block. It has more row houses than any other street in the record, 244. It sits about three blocks north of the Metro at Georgia and New Hampshire Avenues, off the commercial corridor.

Grant Circle NW
The circle where New Hampshire and Illinois Avenues cross 5th and Varnum Streets, laid out in the 1889 Petworth subdivision. Its two-story porch-front brick row houses went up from 1915 to 1919, with St. Gabriel's Church and Petworth United Methodist Church on the circle. The Grant Circle Historic District was designated in 2015 and governs exterior changes to the houses on the circle.

The Houses
Know what the porch-front house really has inside
Petworth is the most uniform row house neighborhood I work in, and that is its advantage.
The public record lists about 3,500 row houses in Petworth. About 3,400 are single-family houses, and the figures here are for them; the other 160 are recorded as converted to two units. Nearly all of them went up between 1900 and 1939. Six in ten were built in the 1920s alone, and another third in the 1910s. Almost none rise past two stories. Every one of them has a basement, and three in four have finished it. The median lot is about 1,875 square feet, and the typical house has about 2,200 square feet in total. More than a third have four bedrooms or more.
With that much sameness, the differences are easy to see and easy to price. The basement is the big one: finished, legal as a separate unit, or still a cellar. After that come the bedroom count, the rear porch and whether the kitchen and baths were redone.
Here is what I do with that. In Petworth I compare a house to its near-twins on the same and nearby blocks, then adjust for the basement first. A finished basement with its own entrance and the paperwork to rent it is a different asset from a finished rec room. I ask for the certificate of occupancy before I count any rental income.
When every house started the same, the basement decides the price.

From the Record
- ●
Petworth takes its name from John Tayloe III's country estate. His heirs sold it to developers in 1887, and in January 1889 the 387-acre Petworth subdivision, the Tayloe estate joined to the Marshall Brown estate, was recorded. It was the first subdivision laid out under the 1888 Subdivision Act, which required new streets to extend the L'Enfant Plan, with circles and diagonal avenues to match.
- ●
Building stalled after the Panic of 1893 and picked up after a streetcar line was extended up Georgia Avenue in the early 1900s. The city's housing shortage of the 1920s set off the main surge, and by the 1930s Petworth was built out almost to capacity. The record dates six in ten of today's row houses to the 1920s and a third to the 1910s.
- ●
Grant Circle's first house went up in 1913 and 1914, and the circle and its triangle parks were graded and landscaped as the blocks around them filled. The Grant Circle Historic District was listed on the National Register in 2015. The Metro Green Line runs directly under the circle.
- ●
The Petworth Neighborhood Library opened in 1939 at Georgia Avenue, Kansas Avenue and Upshur Street.
- ●
The Georgia Ave-Petworth Metro station opened on September 18, 1999, as part of the Green Line extension from U Street to Fort Totten.

Frequently Asked
Petworth Real Estate: Your Questions, Answered First
What is the median home price in Petworth?
The median sale in Petworth is $789K, from 129 closed sales in BrightMLS over the last 12 months. It mixes houses that need work with houses fully redone, so it is a starting point. The block and the renovation set the price of a single house.
What is the significance of English basement income in Petworth homes?
A basement that can be rented changes what the house is worth. Every row house in Petworth has a basement, and three in four are finished. A finished basement counts as a rental unit only with a certificate of occupancy. Check the ceiling height, the egress and the paperwork before you count any income from it.
How large is Petworth's housing inventory?
The public record lists about 3,500 row houses in Petworth, more than any other neighborhood on the Georgia Avenue corridor. About 3,400 are single-family houses and about 160 are recorded as two units. Over the last 12 months 129 sold, at a median of 25 days on market. Buyers have time to compare, so sellers need the right price from day one.
How important is Upshur Street to Petworth's neighborhood identity?
Upshur Street is Petworth's main commercial street, with its restaurants, shops and the neighborhood library at Georgia and Kansas Avenues. The Petworth Community Market, a seasonal Saturday farmers market founded in 2010, sets up on 9th Street at Upshur. Whether being close to it is worth paying for is a question for the block, not the neighborhood.
How does Petworth price against adjacent neighborhoods?
Petworth's median is $789K, against $875K in Columbia Heights and $750K in Park View. Per square foot it is $512, against $533 and $500. The order can change from one refresh to the next, so compare the block, not the name.
