Quick Answer

Lanier Heights is the small set of row house streets north of Columbia Road, between 16th Street and Adams Mill Road, with Mount Pleasant across Harvard Street. How We Calculate $/sqft

$/sqft is calculated on above-grade finished square footage, the standard used by DC appraisers, MLS systems, and most market participants. Properties with finished below-grade space (English basements, rental units) carry that square footage as additive value, but appraisers typically apply a discount of 50 to 75 cents on the dollar relative to above-grade space. Blending the two into a single $/sqft figure would make a home with a finished basement look cheaper than it is and obscure the real comparison. When a property has significant finished below-grade square footage, both metrics are presented in context so you understand the full picture before the appraiser does.

Brian's Take

"Lanier Heights is about 150 row houses north of Columbia Road, and only a handful sell in a year. Any number you see describes a house, not a market. One in three is recorded as two units, so the first thing I check is which kind a house is. If you want to live here, tell me, and I will watch every listing on these streets. If you need choice, or a market you can time, this is not that. No amount of searching makes a small market bigger."

The Neighborhood

Lanier Heights, Washington DC: What You Are Buying Into

Lanier Heights sits north of Columbia Road, between 16th Street on the east and Adams Mill Road and the National Zoo on the west. Harvard Street divides it from Mount Pleasant. DC records every row house here as built between 1901 and 1939, six in ten of them in the 1910s. Nearly all are brick. About one in three is recorded as converted to two units. The streets also hold apartment buildings, some of them early cooperatives.

The row houses sit on Lanier Place, Ontario Place, Argonne Place, Ontario Road and 18th Street. Shops and restaurants line Columbia Road on the southern edge, and 18th Street in Adams Morgan is a short walk south. The nearest Metro is Woodley Park on the Red Line, west across Rock Creek by the Calvert Street bridge. Columbia Heights, on the Green Line, is to the east.

Before You Offer

  • ◆

Turnover is thin. About a dozen row houses sold here in the last two years, and 4 in the last twelve months. Any median describes a few houses.

  • ◆

A converted house and a single-family house are different comps. About one in three row houses here is recorded as two units. Check how the city records a house before you compare it.

  • ◆

The houses are big for row houses. Half have more than 3,000 square feet in total. Four in ten rise three stories or more. Nine in ten have a finished basement.

  • ◆

In 2016 the Zoning Commission rezoned most of the row house blocks from R-5-B, which allowed apartment buildings by right, to R-4, a row house zone. Check the current zone before you plan to add a unit.

Market Position

What Drives Lanier Heights Prices

With 4 closed sales in the last twelve months, the median of $1.7M rests on very few houses. Read each sale on its own terms: its size, its basement, and whether it is one unit or two.

Columbia Road's shops sit on the southern edge, and 18th Street in Adams Morgan is a short walk south. Price follows condition and size. A separate lower-level unit changes the comparison.

The stock is small and fixed: about 150 row houses. Over the last ten years, about six or seven sold in a typical year. Days on market over the trailing twelve months: 9.

The Houses

Know whether a Lanier Heights house is one home or two before you offer

In Lanier Heights, one row house in three is not a single house on the city's books.

DC lists about 150 row houses in Lanier Heights. About 100 are single-family houses, and the figures here are for them; the other 50 are recorded as converted to two units. Every one went up between 1901 and 1939, six in ten in the 1910s. Nearly all are brick. Half have more than 3,000 square feet in total, and none has under 1,500. Four in ten rise three stories or more. Every one has a basement, and nine in ten have finished it. Six in ten have four or more bedrooms.

In the last two years, about a dozen sold. A house with a separate lower-level unit and a house lived in as one home can look the same from the sidewalk, but they are not the same comp.

Here is what I do with that. I check how the city records a house, and I keep single-family and converted sales apart. I ask the seller in writing whether the lower level has its own kitchen and entrance, and whether it has a certificate of occupancy. When sales run thin, I widen to Mount Pleasant and Adams Morgan houses of the same size and era.

Count the units before you count the comps.

Frequently Asked

Lanier Heights Real Estate: Your Questions, Answered First

What is the median home price in Lanier Heights?

The trailing twelve-month median is $1.7M, from 4 sales, so it describes a few houses. Value a house here against sales of the same size, era and unit count: Lanier Heights first, then Mount Pleasant and Adams Morgan when the neighborhood's own sales run thin.

How often do homes come to market in Lanier Heights?

A handful of times a year. About 65 row houses sold here over the last ten years, and 4 in the last twelve months. Days on market over the same twelve months: 9.

Which schools serve Lanier Heights?

School assignment is by address. DCPS's school finder lists the schools for any address.

What is the market outlook for Lanier Heights?

Its own sales are too few to forecast from: with a handful of closings a year, one sale moves the median. The stock is fixed and the houses are large. Watch $1.7M and 9 here against Mount Pleasant ($1.5M) and Adams Morgan ($812K).

Should I buy in Lanier Heights?

Buy here only if you plan to stay five years or more. Resale depends on a few sales a year from a small stock. Do not buy it for liquidity or a quick resale.
