How We Calculate $/sqft
$/sqft is calculated on above-grade finished square footage, the standard used by DC appraisers, MLS systems, and most market participants. Properties with finished below-grade space (English basements, rental units) carry that square footage as additive value, but appraisers typically apply a discount of 50 to 75 cents on the dollar relative to above-grade space. Blending the two into a single $/sqft figure would make a home with a finished basement look cheaper than it is and obscure the real comparison. When a property has significant finished below-grade square footage, both metrics are presented in context so you understand the full picture before the appraiser does.

Brian's Take
"Glover Park row houses are brick, nearly all built between 1901 and 1939, on the streets west of Wisconsin Avenue. Glover-Archbold Park runs along the western edge. There is no Metro, so I time the commute with a buyer before we look. The houses are close cousins. The basement and the bedroom count move the price, and I want a buyer to know that before the first showing. A trade-off you know is a decision. One you find later is a regret."

The Neighborhood
Glover Park, Washington DC: What You Are Buying Into
Glover Park is a residential neighborhood in Northwest DC, about half a mile north of Georgetown. Its row houses are brick and were built mostly in the 1920s and 1930s. Glover-Archbold Park runs along the western edge. Whitehaven Park marks the south and the Naval Observatory the east. Fulton Street is the northern edge, with Cathedral Heights beyond it.
Wisconsin Avenue runs north-south through the neighborhood and carries its retail, dining and services. The scale is neighborhood, not regional. Transit is bus-only: several Metrobus routes along Wisconsin Avenue connect to downtown. The National Cathedral, Georgetown University and the Naval Observatory are all close by.
Before You Offer
- ◆
Nearly every row house here is brick and was built between 1901 and 1939. The houses are close in age and plan, so the basement, the bedroom count and the condition decide the price.
- ◆
Wisconsin Avenue is the commercial corridor. The row houses sit on the residential streets west of it. Tunlaw Road, 37th Street and Benton Street hold the most.
- ◆
Green space and institutional grounds fix three edges. Glover-Archbold Park is to the west, Whitehaven Park to the south, the Naval Observatory to the east. The row house stock is built out: about one in a hundred dates from 2000 or later.
- ◆
Glover Park has no Metro station. Metrobus routes run on Wisconsin Avenue. The nearest stations are Tenleytown-AU to the north and Woodley Park to the east, both on the Red Line. Time the commute before you offer.

Best Streets and Blocks in Glover Park
Not all blocks price the same. Street by street, what sets each one apart.
Tunlaw Road NW
Named for Tunlaw Farm, now Wesley Heights, whose owner spelled walnut backward. The road holds more Glover Park row houses than any other street, alongside apartment buildings.
Huidekoper Place NW
A short street at the southern end, south of W Street near Whitehaven Park. It is what remains of Northwest Highlands, a subdivision Frederic Huidekoper laid out between 1886 and 1908.
Wisconsin Avenue NW
Glover Park's commercial corridor, with restaurants, retail and services at neighborhood scale. Few of the neighborhood's row houses face it.
Benton Street NW
Most likely named for Thomas Hart Benton, the 19th-century Missouri senator. An interior street of 1920s and 1930s brick row houses, with the third-largest count in Glover Park after Tunlaw Road and 37th Street.

The Houses
See what separates one Glover Park row house from the next
Glover Park row houses look alike because they nearly are.
DC lists about 880 row houses in Glover Park. About 820 are single-family houses, and the figures here are for them; the other 68 are recorded as converted to two units. Nine in ten went up between 1901 and 1939, more than half of those in the 1930s. Nearly all are brick. Only about one in thirty rises three stories. The median lot is about 1,700 square feet, and the typical house has about 2,100 square feet in total. Nearly every one has a basement, and more than four in five have finished it. About one in three has four bedrooms or more.
When the shell is this uniform, the price moves on what is inside it. A finished lower level and a fourth bedroom separate two houses that share a wall.
Here is what I do with that. I compare a Glover Park house with Glover Park sales of the same size first. Then I adjust for the basement and the bedroom count before anything else. I ask the seller in writing what work was done to the lower level, and when.
In a row of near twins, the inside sets the price.

From the Record
- ●
Glover Park is named for Charles Carroll Glover, president of Riggs Bank, who had bought much of the land two decades before it was built on. The earliest advertisements to use the name Glover Park ran in 1926.
- ●
Most of the row houses went up in the 1920s and 1930s. Hall Place and W Place trace to Phillip and Mary Ann Hall's subdivision of 1903.
- ●
Glover and Anne Archbold donated the land for Glover-Archbold Park in 1924. A planned Whitehaven Parkway was never built, and its right-of-way became Whitehaven Park.
