How We Calculate $/sqft

$/sqft is calculated on above-grade finished square footage, the standard used by DC appraisers, MLS systems, and most market participants. Properties with finished below-grade space (English basements, rental units) carry that square footage as additive value, but appraisers typically apply a discount of 50 to 75 cents on the dollar relative to above-grade space. Blending the two into a single $/sqft figure would make a home with a finished basement look cheaper than it is and obscure the real comparison. When a property has significant finished below-grade square footage, both metrics are presented in context so you understand the full picture before the appraiser does.

Brian's Take

"Brightwood is a neighborhood of matching houses. They were built in the same two decades to the same height, and nearly every one has a basement. That makes my job here specific. I do not argue about comps. I argue about condition: the roof, the systems, the lower level and what a bedroom down there really is. If you are buying, I want those answers in writing before we offer. If you are selling, I want them in the listing before a buyer asks. The house that answers first sets the terms."

The Neighborhood

Brightwood, Washington DC: What You Are Buying Into

Brightwood sits north of Missouri Avenue NW, with Rock Creek Park and 16th Street to the west and Walter Reed's old campus at the north end. DC's assessment neighborhood stops at Missouri Avenue on the south. Its largest row house streets are Sheridan Street, Rittenhouse Street and Somerset Place. Nine in ten went up between 1901 and 1939. None rise past two stories, and every one has a basement.

Georgia Avenue carries the shops and the buses. There is no Metro station in Brightwood. Takoma on the Red Line and Fort Totten on the Red, Green and Yellow lines are the closest, a bus ride from most blocks. Fort Stevens, at the north end, is where Union troops turned back Jubal Early's attack on July 11 and 12, 1864.

Before You Offer

  • ◆

The median sale is $650K. The houses are nearly a century old, so the age of the roof, the wiring, the plumbing and the heating matters as much as the finishes. Ask for those dates in writing before you offer.

  • ◆

Brightwood houses sell in a median of 30 days, across 61 sales in the last twelve months. A correctly priced house does not wait for a second look.

The Houses

Price a Brightwood house by its condition, not its twin

Brightwood row houses are close to identical, so the small differences decide the price.

DC lists about 1,460 row houses in Brightwood. All but two are single-family houses, and the figures here are for them. Nine in ten went up between 1901 and 1939: more than half in the 1920s, about a third in the 1930s. None rise past two stories. Every one has a basement, and more than four in five have finished it. The typical house has about 2,000 square feet in total on a lot of about 1,950. Nearly all are brick. A little over one in four has four bedrooms or more.

When the houses match, comps alone cannot settle a price. What moves a house off the neighborhood median of $650K is its condition, its lower level and its bedroom count.

Here is what I do with that. I start with Brightwood sales from the last two years that match on finished square feet and bedrooms. I check the lower level in person: the ceiling height, the egress window, and whether a bedroom down there meets DC's code. I ask the seller in writing what work was done on the roof and the systems, and when. Then I adjust each comp for condition.

When every house is the same size, condition sets the price.

Frequently Asked

Brightwood Real Estate: Your Questions, Answered First

Should I buy a Brightwood house that needs work?

Only with a contractor's written estimate in hand before you offer. A house that needs electrical work is not a bargain if the work runs four months longer and costs more than planned. If you will live in it, buy one you can live in on the day you close.
