Neighborhood Pulse: Spring Inventory Floods DC, Shaw Pushes Higher, Dupont Holds at +16%

52 row home sales closed this week as inventory surged across 31 of 44 neighborhoods. Capitol Hill now has 102 active row homes. Petworth has 87. Shaw moved up 5.3% month over month on 48 sales. Dupont Circle is running at +16.1% year over year.

52 row home sales closed in DC in the week ending June 1. The supply side is the story. 31 of 44 tracked neighborhoods added active listings this week. Capitol Hill gained 58 new listings and now has 102 active row homes on market. Petworth gained 60 and now sits at 87. Trinidad gained 44. Near NE gained 40. Park View gained 40. Columbia Heights gained 38. Brightwood Park gained 51.

These are not marginal changes. A single neighborhood gaining 51 or 60 listings in seven days is a seasonal shift. Buyers in the corridor neighborhoods now have more choices than at any point since early 2024. The question is whether demand can absorb this volume at current pricing. The year-over-year numbers suggest it cannot, at least not in the corridors where prices are already running negative.

The constrained neighborhoods moved in the other direction. Mount Pleasant lost 2 listings. Cleveland Park lost 8. The neighborhoods with structural supply limits are not participating in this flood. They do not have the inventory to release.

Two signals running in opposite directions simultaneously: Shaw at +5.3% month over month on 48 sales, and SW Waterfront at -6.7% on 21 sales. Both are credible sample sizes. Both are real. The market is not one thing right now.

Top Movers

Shaw $1.1M, +5.3% MoM on 48 trailing sales. DOM 23, L2S 98.5%, YoY +4.3%. Shaw gained 27 active listings this week and the rolling median moved up anyway. That is the definition of a market with real underlying demand. 48 trailing sales is large enough to trust. Shaw is one of the few corridor neighborhoods where supply and price are both rising.

Truxton Circle $710K, +9.1% MoM on 28 sales. DOM 40, L2S 92.0%, YoY -8.4%. Price is moving up while the list-to-sale ratio stays at 92% and DOM holds at 40 days. Sellers are setting new ceilings. Buyers are taking time to decide whether to meet them. This pattern has held for two weeks. It resolves one way or the other in the next 30 days.

LeDroit Park $892K, +1.0% MoM on 24 sales. DOM compressed from 34 to 24 in one week, a 10-day drop, and YoY turned positive at +3.2%. Howard University adjacency provides institutional stability most corridor neighborhoods lack. Faster absorption usually precedes price gains. Worth watching.

Dupont Circle $1.8M, YoY +16.1% on 56 sales. DOM 21, L2S 96.9%. The strongest large-sample YoY reading in the dataset this week. No correction is in progress here. None has been in progress all spring. Supply constraint does what supply constraint does.

SW Waterfront $942K, -6.7% MoM on 21 sales. DOM 35, YoY -12.3%. Moving further from Navy Yard's stabilization story one corridor over. The two waterfront neighborhoods are now on separate trajectories. Navy Yard has found a floor. SW Waterfront has not.

A $3.05M transaction at $888/sqft after 104 days tells you the top of Georgetown's market exists — it just requires time and the right buyer. Premium pricing at premium addresses is not immune to market time.

324 5th St SE (Capitol Hill): $1,830,000. 2 days on market. 4BR/4BA. $982/sqft. Capitol Hill now has 102 active row homes. This one sold in 2 days at $982/sqft, roughly 38% above the neighborhood's rolling $708/sqft median. Premium condition and location produce premium outcomes regardless of inventory levels. The aggregate number does not protect individual listings from being wrong in either direction.

Bottom Line

102 active row homes in Capitol Hill. 87 in Petworth. 76 in Columbia Heights. 65 in Brightwood Park. These numbers arrived in a single week during a period when year-over-year prices in those same neighborhoods are running negative. The market now needs buyers to show up at volumes it has not seen. Shaw and Truxton Circle moving up while supply floods the adjacent corridors is the interesting tension: buyers with capital and conviction are finding neighborhood-specific reasons to compete. The rest of the market is waiting to see whether sellers will adjust or hold. The next 30 days will tell you which half is right.
