How much house does $1M buy?

It depends on the neighborhood by a factor of 2.3. At Georgetown's median of $1,020 a square foot, $1M buys about 980 square feet. At Truxton Circle's $444, it buys about 2,250. Across DC, it buys about 1,590.

Why do two houses on the same street sell so far apart?

Size, condition and parking. A neighborhood median mixes gut renovations with houses sold as-is, and three bedrooms with five. That is why I price a house from the sales on its own block, adjusted one by one, never from the neighborhood median. See what renovation is worth.

Is the median the price I should expect to pay?

No. Half the sales in every neighborhood came in above it, and the spread is wide: across DC, the middle half ran from $725,000 to $1,360,000. Use the median to pick a neighborhood. Use the block to price a house.
