The Thinnest August.

Brian's Take

August closed 135 row home sales at a median of $910,000. That is the fewest August closings in four years, down from 159 last August and 162 the August before. Volume fell 15% year over year while the median slipped 2.2%.

Every other number moved the opposite way. Median days on market was 13, against 24 in August 2025. Sellers kept 99.1% of ask, up from 96.5%. Nearly 30% of August sellers closed above their asking price, against 18% a year ago, and a third of listings were under contract inside a week. On every measure of leverage, this August was stronger than the last one.

Fewer sales is not the same as weaker demand. Inventory sits at 641 active listings across 36,665 tracked row homes, a 1.7% absorption rate and the thinnest supply this year. A market where a third of listings go under contract in a week at 99 cents on the dollar is not short of buyers. It is short of houses. Read the volume number by itself and you will reach exactly the wrong conclusion.

Neighborhood Pulse

Where the Action Is

YoY median price changes and days on market across six tracked neighborhoods.

Eckington at +12.4% on 60 sales is the strongest annual print in the city, and it is doing it at a 32-day median, which is slow. Brightwood Park at +7.0% on 68 sales is the same story with more volume behind it. Hill East is the outlier that matters: +6.5% on 49 sales at a 10-day median and 99.3% of ask, which is appreciation and speed at once. At the other end, Kalorama Heights sits at -23.2% on a 49-day clock and Logan Circle at -17.8%. The spread between the top and bottom of this table is 35 points, in one city, in one year.

Brian's Take

Line up the last four Augusts. August 2023: 158 sales, $903,000 median, 16-day DOM. August 2024: 162 sales, $1,002,500, 20 days. August 2025: 159 sales, $930,000, 24 days. August 2026: 135 sales, $910,000, 13 days. Volume held within four sales of itself for three straight years and then dropped 15%. The clock went the other way and cut nearly in half.

Those two facts are the same fact. When fewer homes come to market, the ones that do face the whole month's buyers at once. A 13-day median and 99.1% of ask is what that pressure looks like from the seller's side. The share closing above ask went from 18.2% to 29.6% in twelve months, which is not a market running out of demand. It is a market running out of inventory, and 641 active listings against 36,665 row homes is the number underneath it.

For sellers, thin supply is leverage you only hold while you are priced correctly. A third of August listings went under contract inside a week, and those are the sellers who got the 99 cents. For buyers, a 13-day median is not a reason to abandon judgment. The median price still fell 2.2% year over year, which means speed and price are moving in opposite directions and buyers are still declining to chase.

The thinnest August in four years was also the fastest. Scarcity does not raise prices on its own. It shortens the time you have to decide.

A Note from Brian

What Thin Months Hide.

A 15% drop in closings is the kind of number that writes its own headline, and the headline would be wrong. August had 135 sales because 641 houses were for sale, the thinnest supply of the year. The buyers did not leave. There was less for them to buy, and they competed harder for it.

This is the trap in a single monthly number. Volume, price, speed and leverage moved in four different directions in August, and any one of them alone tells a story the other three contradict. The only honest way to read a thin month is to read all of it. That is what this report is for.
