Brian's Take

July closed 195 row home sales in 31 days at a median of $959,000. The median days on market was 14, seven days faster than July 2025. Sellers kept 98.7% of ask, up from 97.4% a year ago. That makes this the fastest July since 2023, and prices are not following the speed up.

This issue also prints a redrawn map. In July I adjudicated 245 boundary rulings, one property at a time, and re-sorted 25 years of sales into the neighborhoods where the homes actually stand. Some numbers from the June issue moved. U Street was printed at -17.8% year over year; on the corrected map it reads +2.8%. Hill East was printed at +22.0%; it reads +7.6%. The citywide median restates from $999,900 to $937,500. Nothing happened to the homes. The sorting got honest.

Every figure below reflects the corrected attribution, and that is the standard going forward: if a number cannot survive a boundary audit, it does not get printed. Inventory sits at 983 active listings across 36,665 tracked row homes, 2.7% absorption. The market does not care which side of Florida Avenue a spreadsheet thinks a house is on. Buyers do.

Friendship Heights at $1,255,000 is the biggest gainer on the corrected map, up 22.4%, but the sample is 12 sales. Read it with that in mind. Hill East at +7.6% on 54 sales is still climbing, just not at the +22.0% the old map printed. Shaw at +5.0% on 56 sales and Dupont Circle at +4.5% on 57 are the steady premium gainers. Kalorama Heights at -18.6% and 40-day DOM is the deepest premium repricing in the city. Truxton Circle at 50-day DOM and 93 cents on the dollar is still the correction to watch. Its weekly readings are swinging hard on thin volume, and the direction is not settled.

Brian's Take

Line up the last four Julys and the pattern is hard to miss. July 2023: $1,075,000 median, 12-day DOM. July 2024: $964,250 and 15 days. July 2025: $989,000 and 21 days. July 2026: $959,000 and 14 days. The market has recovered nearly all of its 2023 speed. It has recovered none of its 2023 price.

That combination is not weak demand. A 14-day median and 98.7% of ask means buyers are moving with conviction when a home is priced to its comps. What buyers are refusing to do is chase. Price per square foot backs this up: $660 in July against $646 a year ago, a 2.2% gain while the headline median fell 3.0%. The dollars per foot are firming even as the mix of what sells keeps the median flat. Accurately priced homes are trading better than the headline suggests.

For sellers, the lesson is mechanical. Pricing accuracy converts directly into speed: July sellers who met the market kept 98.7 cents on the dollar and were under contract in two weeks. Aspiration converts into sitting, and sitting converts into the 92-cent outcomes showing up in the correction neighborhoods. For buyers, speed is not froth. Nothing in a flat median says you are overpaying for urgency.

The fastest July in three years happened without a single point of price growth. Speed is what discipline looks like when the price is right.

Truxton Circle Flips Positive for the First Time Since the Correction Set In

A $780K weekly median put Truxton Circle at +1.0% year over year, its first green annual print since the correction began. Georgetown cut its decline nearly in half the same week. Mid-July was the closest thing to a floor the correction neighborhoods have shown.

245 Decisions.

I spent a stretch of July on the least glamorous work this newsletter has ever required: deciding, one property at a time, which neighborhood 245 disputed addresses actually belong to. Quadrant by quadrant, block by block. Fort Dupont Park is not Dupont Circle. A 4th Street NE address is not a 4th Street NW address. A spreadsheet does not know that unless someone sits down and teaches it.

It would have been easier to leave it alone. The old numbers looked fine and nobody was checking. But this report exists on one promise: every sale that closes, sorted honestly. When the map got honest, some numbers I had already printed moved, and this issue says so in plain terms. That is the cost of the promise. It is worth paying.
